Abstract | Recent years with rapid economic development, the requirements of building Facilities Management (FM) phase are increasing. More complex data, information, and activities are managed and coordinated in this stage. In this research, the energy management, which is an essential activity in FM phase in six hospitals in Ningbo are investigated. It is found that low professional education level of FM personnel and ineffective updates on the asset information hinder the quality of energy management work. Based on these barriers, the conceptual framework of Space-oriented BIM-based FM solution is proposed. In this solution, the 3D space ‘box’ is introduced, which can be assigned with the asset data, including the running data from equipment and sensors. By easily editing the shape of ‘box’ and its related attributes, FM personnel can get the updated information of the asset inside the ‘box’. Furthermore, the underlying information management strategy for this solution plays a meaningful role as well. To implement this solution, a large amount of information should be collected systematically from its previous phases. In this paper, its information collection strategy is demonstrated thinking from the perspectives of information requirement and deliverables, with consideration on team roles and responsibilities. This strategy is designed based on international building information management standards, such as UK BIM level 2 and IPD, which can provide a guide for all involved parties on what information should be collected at which stage, and who should take the responsibility. Consequently, the SOBF (Space-Oriented BIM-based FM) can be realized in high quality. In future research, the solution will be validated based on a practical. Besides, in order to apply it in more projects in China by taking references of this case, more SOBF applications and its general information collection strategy will also be explored and improved referring to the market investigation. |
